Copper theft on rooftops: A typical HVAC unit costs $12,000, and a retail center can have multiple units for every tenant. Rising copper values have led to an increase in copper theft. A property owner’s insurance might cover 70 - 90% of the replacement cost after a theft once or twice, but then metals may be removed from the policy. While many copper thieves are amateurs cutting and removing parts, some attack utility meters, transformers, and other copper wire sources. Damaged units cost thousands of dollars and cause seriously unhappy tenants.
Vandalism in back alleys: Back alleys are notorious for late night unwanted activity that can surprise your tenants and cost you money to repair. Breaking into back doors, spray painting, loitering, skateboarding, dumpster diving and trespassing on to the roof from the back alley are a few examples. The back alley often shares a property line with a poorly managed neighbor that causes problems at your property. Unwanted activity in the parking lot: Similar to back alleys, parking lots are often used for undesirable activity, which Stealth can help deter and prevent. This activity can include auto break-ins; drug and gang activity; vandalism and tagging; copper theft of light poles; damage to fixtures such as fountains, landscaping, art and benches; fighting, loitering; and harassment by panhandlers.
Property damage to storefronts: Unmonitored stores can fall victim to middle-of-the- night break-ins, cash register or safe targets, and smash-and-grab robberies. Bars, old cameras and burglar alarms barely slow these criminals down.
