Two men equipped with tools were caught breaking into mailboxes at a Houston apartment complex. Stealth multifamily surveillance was watching, took action, and helped secure their future as prison mailroom sorters.

At 9:41 a.m., a man enters a Houston, Texas multifamily apartment complex mailroom. He uses a screwdriver to open a section of the mailboxes. The large door quickly pops open. A second man with a black backpack joins him. He stuffs the exposed mail into his backpack. The first thief starts to work on more mailboxes with two screwdrivers.

Mail theft is a felony crime. Criminals can steal money, checks, valuable documents, and packages.

The men continue to attack the mailboxes. One uses a power drill to open those still locked.

The mail thieves turn to see something outside. They run and leave their backpacks on the mailroom floor. A police car has arrived. An officer chases a fleeing suspect. Both suspects are apprehended.

Increase Multifamily Revenue
Apartment complex makeovers can increase annual revenue while helping to reduce vacancy rates.  Consider converting unused storage rooms into apartments. Rather than let these vacant spaces decrease in quality, renovate them and lease them. The same thing can be done with underutilized or unused offices, fitness centers or clubhouses.

Makeovers can extend to garages that can be converted to residential storage space, which also helps increase marketability. One multifamily property removed clutter from four garages and fitted them with locks. These garages became new resident storage space and was offered as an amenity.

Protect Your Apartment Complex from Damage & Risky Events
Multifamily apartment property managers can help prevent injuries and deter criminal activity by taking proactive measures.  Property damage both increases operational costs and decreases apartment marketability. Property managers should look for vulnerable areas and take steps to fix them to protect their assets against liability and lawsuits.

Managers should resolve tenant repair requests as quickly as possible.  Tenants should be warned if any hazardous situation or damage cannot be repaired immediately, such as large potholes.

Effective video security can also help to reduce damage and loss. Live multifamily surveillance can decrease vandalism, the most common cause of apartment damage.
